Reliable & Professional Commercial Floor Cleaning
Floor care is not just a maintenance task. It is part of how a facility performs, how occupants experience the space, and how confidently owners and managers protect one of the building’s most visible assets.
Clean, well-maintained floors support first impressions, reduce avoidable wear, improve day-to-day safety, and help extend the life of the materials already in place.
ServiceMaster Clean brings years of experience, research, and innovation to commercial floor cleaning and restoration. From offices, hospitals, schools, and retail spaces to industrial buildings and high-tech facilities, we understand that every property has different flooring materials, traffic patterns, risk areas, and operating requirements. Our role is to help you maintain floors that look professional, perform reliably, and support the standards expected by tenants, employees, customers, and visitors.
The right plan for every surface
Commercial hard-surface flooring can include vinyl, laminate, hardwood, ceramic tile, rubber, concrete, and other materials commonly used in offices, stores, restaurants, healthcare environments, and institutional facilities. Each surface responds differently to foot traffic, moisture, soil, cleaning products, and protective finishes. A one-size-fits-all approach can leave floors looking uneven, reduce slip resistance, or shorten the useful life of the flooring.
That is why ServiceMaster Clean develops floor care programs around the specific requirements of your facility. We evaluate the type of flooring, the level of use, the condition of the surface, and the expectations for appearance and safety. The result is a practical, customized plan that helps preserve the floor’s condition while fitting your schedule, budget, and operational priorities.

Smarter maintenance for common commercial flooring types
Vinyl flooring is often selected for its versatility, affordability, and ease of maintenance, but it still requires the right care to retain its appearance and protective surface. Regular sweeping, vacuuming, and damp mopping with appropriate cleaning products help remove soil and spills before they cause dullness or damage. Avoiding abrasive cleaners and excess water is essential to protecting the finish and maintaining a consistent professional look.
Laminate flooring offers strong resistance to scratches and stains, but improper cleaning can still lead to warping, discolouration, or surface deterioration. Hardwood floors bring warmth and prestige to commercial interiors, yet they demand careful handling to protect the finish from grit, moisture, and harsh chemicals. In both cases, the right maintenance program helps owners and managers preserve appearance while reducing the likelihood of costly repairs or premature replacement.
Protecting durability in high-use environments
Ceramic tile and grout are valued for durability, but they need consistent care to stay clean, bright, and presentable. Soil buildup in grout lines, abrasive debris, and improper cleaning methods can reduce the visual impact of the floor and make high traffic areas appear older than they are. Regular cleaning, proper product selection, and grout maintenance help keep tiled spaces looking polished and well managed.
Rubber flooring is valued for its durability in high-traffic settings, making it well suited to retail and other busy commercial environments. However, moisture retention, oil degradation, and surface texture can make rubber floors challenging to clean. Although highly resilient, rubber requires specialized care to prevent lasting damage.
Concrete floors are durable and adaptable, but they still need planned care to prevent stains and surface wear. Regular sweeping or vacuuming, proper mopping, and periodic sealing help maintain their appearance and performance in busy commercial spaces. For property leaders, this creates a floor care strategy that supports visual standards and long-term asset value.
A customized program that simplifies oversight
Different flooring materials require different techniques, products, equipment, and service schedules. ServiceMaster Clean brings those variables together into a personalized floor cleaning and care plan that reflects your facility’s needs, use patterns, and budget.

Did You Know?
Can I strip floors with urethane finish?
Urethane is strippable, if necessary. However, when the product reaches the end of its life cycle, it can be abraded and recoated without stripping. ServiceMaster Clean has products and procedures designed specifically for this purpose.
I think my hard surface floor's appearance should be improved, but I'm concerned about the price. What should I do?
Consider the cost of non-action. Urethane not only makes your floors shiny, which gives the perception of cleanliness, but it protects your flooring investment. Floors are subject to traffic wear patterns, chemicals and stains as well as scratching. Applying a urethane finish will protect your floors and extend their life span. Compared to the cost of our recommended traditional acrylic floor maintenance program, urethane generally represent a cost savings for you over time.
How long will it take to have my floors coated with acrylic?
Preparation will depend on the condition of the existing floor, current number of coats, repairs required, etc. When applying an acrylic finish, stripping of the old finish is usually necessary. When that’s the case, finish removal plus the application of 3 coats of finish requires 1 hour for every 150 square feet of flooring. Generally, 3 coats of finish are required to achieve the desired effect. If a floor does not require stripping, it can generally be shower scrubbed which is a procedure used for preparing a floor for receiving a new layer of finish. Once that has taken place, a floor can be recoated at anywhere from 4,000 to 6,000 square feet per hour.
